This fall, three brands from outside the city chose the same few hundred feet around the Damen Blue Line for a Chicago storefront. A fourth company is using a walk-up window a few blocks south to test a format it has never tried before.
Up the street in Bucktown, the new arrivals look different. They're owner-run cafes and a wine bar, opened by people whose names show up in the coverage and who often already run another Chicago business.
That split explains how the neighborhood's food and shopping map changed between Labor Day and the holidays. It also explains why the Damen, North and Milwaukee intersection can feel new every time you come out of the station.
Three Corners, Three Brands Trying Chicago
Begin at the station. Hattie B's Hot Chicken was slated to open Oct. 28 at 1542 N. Damen Ave., according to Block Club Chicago. It takes the corner space near the Blue Line stop that Urbanbelly held from 2016 until it moved to Fulton Market earlier this year. Wicker Park is the Nashville chain's second Chicago location. The first opened in Wrigleyville in February, and a River North location is planned for next year.
This corner has a history with the brand. Brian Morris, Hattie B's executive chef and vice president of culinary, told Block Club in a press release that "Wicker Park is a special spot for us. It was the first place in the city we brought Hattie B's to, back when we did a pop-up at Dove's Luncheonette in 2019." Seven years after a pop-up, the brand is back with a permanent room that has indoor and patio seating.
The opening also comes with a link to a neighbor. Paulie Gee's Wicker Park, just north near Milwaukee Avenue, is selling a limited-run pizza made with Hattie B's. It has hot chicken tender bites, Hattie B's barbecue sauce, bacon, and a succotash of greens, corn and black-eyed peas, at $37 for a full pie or $5 a slice. If you'd rather order at the counter, the menu runs from no spice to Nashville hot, with jumbo tenders, half-bird platters, pimento mac and cheese, collard greens, and banana pudding or peach cobbler for dessert.
Across the intersection, Blundstone has opened its Chicago store at 1563 N. Milwaukee Ave. The company's store page lists hours of 11 a.m. to 7 p.m., seven days a week, and boots for men, women and kids. When Block Club reported the plan in September, the boot brand had no opening date yet.
The third brand is still on the way. Time Out Chicago reported on Oct. 6 that Blank Street Coffee, the New York chain known for its matcha menu, will take the former Starbucks Reserve space at 1588 N. Milwaukee Ave., directly across from the Damen station, citing Crain's Chicago Business. No opening date had been announced. What Now Chicago describes it as the chain's Chicago debut.
Look at what each space held before. A Starbucks Reserve becomes a Blank Street. An Urbanbelly becomes a Hattie B's. These storefronts face the station, and they keep changing hands between brands that want to be seen there.
The Same Logic, Tested on Division
The pattern goes a few blocks south. On Sept. 2, Buona opened The Beef Stand, a walk-up Italian beef window inside the Rainbow Cone at 1750 W. Division St. That building was home to Caffe Streets until Rainbow Cone moved in during 2024, and Buona and Rainbow Cone have been one company since a 2019 merger.
Executive vice president Joe Buonavolanto III told Block Club Chicago that the window had never been put to use for Rainbow Cone, and that he "[thought it] would be so cool to do a rebrand of just that section of the building, and do a beef sandwich concept." The company had paired the two brands in suburban locations before, but this stand-alone beef window is the first of its kind. It started as a pop-up and could become permanent depending on how the neighborhood responds.
The menu is short on purpose: a regular or large Italian beef with optional cheese and giardiniera, a vegan Italian beef, a beef protein bowl, and milkshakes. The full Rainbow Cone menu is also available at the window. As November gets colder, a beef window is a practical way to keep an ice cream counter busy.
Hattie B's came back after a pop-up. Blundstone and Blank Street chose Wicker Park for their Chicago stores, and Buona is testing a format it has never tried. All four are using the neighborhood's busiest addresses to see how Chicago responds.
Bucktown's Openings Have Owners' Names on Them
North of North Avenue, the fall openings come from people, not brands. Cafe Gimme opened in late July at 2115 N. Damen Ave. It's an all-day cafe from Courtney and Joe Gryzik that serves smoothies, coffee, breakfast and lunch, then cocktails and wine later in the day, Block Club reported.
At 2140 W. North Ave., La Nieta is a plant-based Mexican cafe. The Infatuation reported it open on Sept. 28, with coffee, baked goods, tofu breakfast burritos, "asada" quesadillas and coconut-meat "fish" tacos. Owner Casandra Flores also runs Abuelita Coco, according to What Now Chicago.
Friends & Neighbors is still coming. Founders Arin Butzon and Joy Johns are building a women-owned wine bar at 1861 N. Milwaukee Ave. Block Club described the plan as wine by the glass, bottles to go, a few cocktails and beers, nonalcoholic options, charcuterie and snacks. The original target was around Labor Day. The bar's own site now says "Opening This Fall!"
Next year, Bucktown gets more of the same. The team behind Monteverde is planning Trattoria Lo So at 2044 W. Armitage Ave. for early 2027, Block Club reported. It fits a pattern from our late-summer roundup: operators with a track record are taking Bucktown addresses for their next projects.
Here is how the two groups line up, based on the most recent reporting on each:
| Opening | Address | Who's behind it | Status |
|---|---|---|---|
| Hattie B's Hot Chicken | 1542 N. Damen Ave. | Nashville chain, est. 2012 | Opening set for Oct. 28, per Block Club |
| Blundstone | 1563 N. Milwaukee Ave. | Boot brand's Chicago store | Open daily, 11 a.m.–7 p.m. |
| Blank Street Coffee | 1588 N. Milwaukee Ave. | New York coffee chain | No date announced |
| The Beef Stand | 1750 W. Division St. | Buona, inside Rainbow Cone | Open since Sept. 2, pop-up |
| Cafe Gimme | 2115 N. Damen Ave. | Courtney and Joe Gryzik | Open since late July |
| La Nieta | 2140 W. North Ave. | Casandra Flores, Abuelita Coco | Open |
| Friends & Neighbors | 1861 N. Milwaukee Ave. | Arin Butzon and Joy Johns | "Opening This Fall!" |
| Trattoria Lo So | 2044 W. Armitage Ave. | Monteverde team | Early 2027 |
The four brand openings sit within a few blocks of the Damen station. The owner-run openings spread out along Damen, North, Milwaukee and Armitage on the Bucktown side.
The Holiday Calendar Runs Through the Same Intersection
The Wicker Park Farmers Market closed its season at 1425 N. Damen on Oct. 25. The neighborhood's events between now and December come back to the same few blocks where the new storefronts are:
- Thursday, Nov. 5, 6–8 p.m. Planet Access unveils its Winter Windows at its new Wicker Park location, 1905 W. Division St. The evening includes refreshments and gifts handcrafted by Visibility Arts artists. The windows stay up through the holiday season.
- Friday, Nov. 6, 6–8 p.m. WPB First Fridays is a free, self-guided art walk through galleries and artist pop-ups across both neighborhoods.
- Tuesday, Nov. 10. The WPB SSA #33 Neighborhood Forum explains how the special service area's budget of nearly $2 million a year pays for services and programs for businesses and residents in the district.
- Saturday, Dec. 5, noon–6 p.m. The WPB Winter Wonderland & Tree Lighting is free and runs around Damen, North and Milwaukee.
The Dec. 5 event adds something this year. The Wicker Park Bucktown Chamber of Commerce lists free ice skating as "new this year." Skating doesn't appear in the Chamber's 2024 or 2025 Winter Wonderland listings. Santa photos, fireside s'mores and letters to Santa are at Metzger Court, 1260 N. Milwaukee Ave. The tree lighting is in Wicker Park at 1425 N. Damen Ave. Holiday rickshaws, a gnome hunt, Grinch visits and carolers fill the rest of the afternoon. The Chamber, SSA #33, the Wicker Park Advisory Board and the Chicago Park District are putting it on together.
That puts the tree lighting about a block south of Hattie B's on Damen and Santa a short walk down Milwaukee from Blundstone. On Dec. 5, the neighborhood's own holiday event will fill the same intersection where national brands spent the fall setting up.
If you own near the Damen station or in the blocks around Cafe Gimme and La Nieta, all this storefront turnover affects what buyers see when they walk your street.
